Buying a Home in East Tennessee From Out of State

Buying a home from another state can feel like a lot to navigate. You’re not only choosing a house — you’re trying to learn an entirely new area, understand the local market, coordinate showings from miles away, and make a major decision without always being able to see everything in person.

I work with buyers relocating to East Tennessee, and a big part of my job is helping make that process feel a lot less overwhelming. If you’re considering buying a home here before you officially make the move, here’s what the process can look like.

Step 1: Start With the Area, Not Just the House

Before spending hours scrolling through listings, start by figuring out where in East Tennessee you might actually want to live.

Knoxville may be the first place you hear about, but your search could also include areas like Maryville, Seymour, Oak Ridge, Loudon, Lenoir City, Clinton, Sevierville, or one of the smaller communities surrounding them.

Think about what matters most to your everyday life: proximity to work and conveniences, acreage or privacy, lake access, newer construction, access to outdoor recreation, or being closer to Knoxville.

You don't necessarily need to know your perfect town yet. That's something I help my relocation clients narrow down.

Step 2: Get Pre-Approved Before You Start Seriously Shopping

If you'll be financing your purchase, getting pre-approved early gives you a much clearer idea of the price range you should be searching.

It also puts you in a better position when you find the right property and are ready to make an offer.

If you're moving from out of state and don't already have a lender familiar with purchasing in Tennessee, your Realtor can help connect you with local lending resources.

Step 3: Create a Home Search Around Your Priorities

Once we have a better idea of your budget, timeline, preferred areas, and must-haves, we can narrow the search.

This is where I like to go beyond bedrooms, bathrooms, and price. Do you want land? A neighborhood? Lake access? A newer home? Space from your neighbors? How important is proximity to shopping, medical care, or Knoxville?

Those details can completely change where we should be looking.

Step 4: Tour Homes — Even When You're Not Here

You don't necessarily have to fly to Tennessee every time an interesting property comes on the market.

For my out-of-state clients, I can help evaluate properties from here and coordinate virtual showings when needed. That gives you a closer look at the home and can help you decide whether a property is worth pursuing or seeing in person.

And because a listing only shows so much, understanding the surrounding area is an important part of the conversation too.

Step 5: Make an Offer and Navigate the Tennessee Buying Process

Once you find the right property, I'll walk you through the offer and contract process so you understand what you're signing and what happens next.

That can include coordinating with your lender and other professionals involved in the transaction and helping you stay on top of important dates throughout the purchase.

Buying from another state means there may be more moving pieces, which makes communication especially important.

Step 6: Inspections, Due Diligence and Preparing for Closing

After you're under contract, the work isn't over.

Depending on your purchase and contract, there may be inspections, repair negotiations, financing requirements, appraisal, title work and other details to coordinate before closing.

Having someone local who can help you navigate those steps can be especially valuable when you're several hours — or several states — away.

Step 7: Make East Tennessee Home

Closing day isn't really the end of a relocation — it's the beginning of figuring out your new home and community.
